All the Strategic Properties are held to the same standards impose minimum site yard setbacks of 3.0m adjacent to residential uses; minimum 20% landscaped open space and a maximum building height of 23.7m. The Bylaw also requires a maximum of 30% commercial net floor space and medium to high density uses (ie those in excess of 22 units per net hectare) are to be located in mixed-use commercial buildings. A minimum of 1.5 parking spaces per residential unit in addition to commercial parking is required on each site.
